Quiet location, perfect for family fun. The kids loved both pools, especially the indoor one. Friendly staff made us feel welcome, and the comfy bed was a plus. the balcony overlooked a dumpster, waking us early. The bathroom was tiny and had a stubborn mildew smell. We found some cleanliness issues, including a dirty sock and a condom that made us uneasy. Breakfast hours could be later, and the shower needed fixing.

Great location for the price. Convenient for those with mobility issues; easy access to rooms via stairs, ramp, or elevator. Rooms were clean and maintained. Breakfast was average, but hot. The pool—enticing for kids—looked fun. On the downside, small rooms and a few maintenance hiccups. Beds felt worn, and the shower needed better cleaning. The doors had paint issues from hasty finishing, which is amusing yet inconvenient. Don't let scare tactics from other reviews deter you. We found it satisfactory for a family stay. With minor improvements, this place could regain its former charm. Would consider returning.

Colonial House Motel offers a fantastic location with easy access to Pigeon Forge attractions. Our room was impressively large, featuring two queen beds. Despite a few maintenance issues, the affordable rates make it a worthwhile stay. We’ve enjoyed our visits here over the years!

The room's comfort varied significantly. The bed was comfortable, allowing for decent sleep. I noticed the floor was quite dirty, requiring socks just to walk around. While the shower had excellent water pressure and hot water was consistently available, the cleanliness of the bathroom left much to be desired. The balcony offered a semi-private view, but the noise from neighboring rooms and outside activities disrupted relaxation. I appreciated the fridge, which was nice and cold. some amenities worked well, yet the cleanliness issues were a notable concern during the stay.

My family and I had an incredible time during our stay in Pigeon Forge. The hotel's central location was perfect for exploring the area. We were pleasantly surprised by the cleanliness of the rooms and the comfort of the beds. The breakfast spread was delightful, and the indoor kiddy pool was a hidden gem that our kids adored.

There were a few downsides to our experience. The breakfast options were limited, with some disappointing items missing.

The hotel is right on the main strip in Pigeon Forge, making it super easy to walk to shops, kid-friendly activities, and amazing restaurants, plus it’s just over half a kilometer from Patriot Park and only a short drive to Dollywood and other attractions like the Old Forge Distillery, which you can reach in less than 2 kilometers; the staff was friendly and the rooms were clean, but the bathrooms could use a bit more space.

We hit up Dollywood with its crazy rides and epic shows, then had a blast at the Comedy Barn just down the road. The hotel staff were super chill and helped us out with everything we needed. Location was lit, and the room was comfy af!

Wish there was a sick rooftop hangout spot for late-night jams near the hotel.

Our family had an amazing time at Dollywood with over 40 thrilling rides and 15 captivating shows. The Southern-style dining added to the unique experience. The Comedy Barn, just a stone's throw away from the motel, provided wholesome entertainment that had us all laughing.

My wife says that more kids' activities would enhance the family experience.

Swimming pools and free breakfast were fantastic, woke up feeling like a queen. Loved feeling like a fish in the indoor pool, had to escape the outdoor slide, felt like a kid again!

Just loved mopping the bathroom floor, felt like Cinderella at the ball.

The room was clean, and the staff was friendly and accommodating. On the downside, we found the lack of easy access to towels at the pool area a bit inconvenient. the room could have used more power outlets, especially for a family our size. The cleanliness of the bathroom and floors left much to be desired, with dirty conditions and even mold in the shower area. It was disappointing to find out that the pool was closed due to an incident, and we were not informed about it upon check-in. the room had a musty smell and tiny bathrooms. The sink area was cramped, and the beds made loud noises every time we moved. The breakfast area was okay, but the lack of variety in food options was noticeable.

The location was super convenient, close to all the fun attractions. The heated pool was a nice touch after a day at the theme park, and the room's hardwood floors were a plus for cleanliness. The TV had lots of channels to unwind with after a busy day of sightseeing.

The bathroom was tiny and the mildew smell was unpleasant. The bedsheets felt damp, and mold was visible in various areas, including the elevator.

we stayed at colonial house motel for a weekend getaway and it was a great experience. the location was excellent, with easy access to attractions and stores. the staff was friendly and helpful, and the pool with water slide was a fun activity. our king suite was spacious and comfortable, offering excellent value for money. we also appreciated the convenience of a fridge in the room and enjoyed the minimal but enjoyable breakfast options. overall, it was a very good trip, and we would recommend this hotel for a summer weekend escape.

We had a fantastic time at this recently updated motel in Pigeon Forge. It was a perfect getaway for both adults and children, offering a range of amenities such as free Wi-Fi in rooms, off-site car park, picnic area with tables, and even a seasonal outdoor pool. The staff was incredibly friendly and accommodating, making our stay even more enjoyable. The location was ideal, with shopping, kid-friendly activities, and amazing restaurants just a stone's throw away. We loved the comfortable rooms equipped with all the necessities, including a flat-screen TV and air conditioning.

The lack of coffee pots in the rooms, which would have been a nice addition for caffeine enthusiasts like ourselves.
